Summerwood is the result of a unique partnership between the City of Palmdale and National Community Renaissance, a non-profit developer of affordable housing communities. Rehabilitation on the 54-unit project began in January 1998 and was completed in late March 1999. Summerwood is the fourth rental-property rehabilitation project in the City of Palmdale and is part of the City's ongoing downtown revitalization program. Other properties in Palmdale include Impressions,La Quinta, and Park Vista. Summerwood is an affordable housing community for residents making 50% or less of the median household income for Los Angeles County.

Amenities added include a community room, laundry room, tot-lot, and rehabilitated pool with new equipment.

Rehabilitation included adding new architectural treatments, exterior paint, security gates, new asphalt and v-gutters, landscaping, patio fencing, new floor and window coverings, new cabinets, new appliances, textured walls and refurbished plumbing and fixtures.
