JOB DESCRIPTION
ASSET/RISK MANAGER
The Asset/Risk Manager reports to the SR. VP of Asset Management and is primarily responsible for the oversight function for all stabilized projects of National CORE once the Project Management and Construction departments have relinquished control. Such functional activities include coordinating initial risk assessments, coordinating all development, construction, property and corporate bond and insurance needs, coordinating the implementation of all 5-year capital plans, coordinating final equity funding, property operational analysis and managing the activates of the compliance department.
Primary Responsibilities
Risk Management: Commissions all risk assessments for future projects for acquisition, finance and operational phases.
Insurance needs: Functions as liaison with all project based insurance carriers. Coordinates the initial and longer-term bonding and insurance needs for all pre-development, construction and stabilized properties. Determines and implements all corporate insurance needs.
Capital Planning: Oversight responsibilities, in conjunction with the Director of Capital Projects and the Accounting Analyst, for the coordination and preparation of all 5-year capital plan and 15-year PNA updates. Performs periodic property inspections. Reviews and reports on monthly plan progress. Anticipates future property needs as changes occur.
Final Equity Contributions: Oversight responsibilities for coordinating the efforts of the accounting analyst in the preparation of the “cost certification” and the “break-even” analysis, necessary for release of the final tax-credit equity contributions.
Property Operational Analysis and Planning: Monthly review of property operational activities in conjunction with forward and longer-term planning.
Compliance: Manages the activities of the compliance officer and department. Reviews monthly and reports on the status of compliance for all City, County, State, Federal, Tax Credit and other Regulatory and related agreements.
Experience
The Asset/Risk Manager should have the following minimal skills:
Minimum of four years experience in asset management activities, with a good understanding of insurance related issues.
Proven abilities to handle multi-tasking responsibilities, while handling the demands of multiple staff members.
Work harmoniously with multiple departments
Write clearly and directly
Be computer literate, with strong spreadsheets and word processing knowledge.
Education
Four-year degree, preferably in related field, or comparable industry experience.
3-10 years in property management, real estate or affordable housing
