JOB DESCRIPTION
LEASING CONSULTANT/ADMINISTRATIVE
The Leasing Consultant/Administrative reports to the
Community Manager. As the initial contact between the
public and the company, this individual strives to project
the quality of our product. The Leasing Consultant/Administrative
successfully leases apartments by meeting customer needs
and takes an active role in marketing the property and
the generation of traffic.
Responsibilities:
- Maintain high occupancy by demonstrating the value
of the apartment property by using agreed upon sales
practices to successfully leasing apartments.
- Aid in achieving financial goals by effectively
qualifying prospective residents and verifying applications.
Prepare lease documents and related paperwork. Update
records as necessary.
- Promote positive, proactive resident relations by
working to make the living experience, particularly
the first and last impressions, of the highest quality.
- Acquaint the resident to our policies and procedures.
- Along with supporting the marketing function through
recording accurate data on prospects and new residents,
take a proactive role in shopping the competition
and marketing. Work closely with the Community Manager
and Assistant
- Manager to facilitate leasing.
- Contribute to the team effort by being aware of
and relaying information regarding the property's
general appearance and condition which could impact
our ability to maintain a quality living environment
and lease apartments.
- All Leasing Consultants are responsible for the
maintenance and filing of their own paperwork.
- All applications must be completed in full and with
the proper identification, and must be approved by
the Community Manager prior to the resident moving
in.
- Each day all consultants will walk-through at least
three (3) vacant apartments to gain product knowledge.
During this time, note any deficiencies to the apartment
and grounds.
- Team effort includes the joint responsibility of
keeping the leasing area clean at all times.
- Commissions will be paid monthly. Commissions will
be paid only for leases with complete paperwork.
- Consistently follow the policies and procedures,
and practice good communication skills with all members
of the management team.
- Record all paperwork accurately. This includes the
processing of maintenance requests and move-in paperwork.
- Working with resident concerns so they are handled
quickly and efficiently with established procedures.
- Demonstrate initiative, personal awareness, professionalism,
integrity and exercise confidentiality in all areas
of performance.
- Project a professional image by meeting professional
dress standards.
- Assist in collecting the rent on occupied rentals
and move-in money on new rentals. Responsible for
insuring the deposits are made on a timely fashion
and the documentation is carefully made.
- Show only rent-ready units.
- Traffic logs are to be completed daily, listing
all prospective traffic totals to be carried down
to reflect the daily rentals.
- Guest cards are to be followed-up on within twenty-four
(24) hours of the visit with the prospect. A "Thank-You"
card to be sent immediately, and a follow-up within
twenty-four (24) hours of the visit.
- Attend Company sponsored events that relate to the
development of the team.
- Must be licensed and insured in order to drive for
Company business.
Experience:
The Leasing Consultant/Administrative should have the
following minimal skills:
- Ability to work with and understand persons of all
ethnic and family backgrounds and understand the problems
of residents.
- Ability to assist the Community Manager and Assistant
Manager in the performance of their duties.
- Must demonstrate initiative, professionalism, integrity
and exercise confidentiality in all areas of performance.
- Maintain work pace appropriate to given work load
- Be a team player
