JOB DESCRIPTION
Resident Services Technician - Level III


The Resident Services Technician - Level III reports to the Community Manager and The Resident Services Technician - Level IV. This individual is responsible for the overall maintenance of the physical site.


Responsibilities:

· Participation in all maintenance projects.
· Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc.
· Perform plumbing work, such as clearing stoppages, replacing fittings, etc.
· Replace tile, screens, garbage disposals, fixtures, appliances, draperies, and locks.
· Paint, interior and exterior.
· Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, and minor repairs as needed.
· Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas as directed.
· Conduct property inspections with Resident Services Technician IV, including tagging & towing of vehicle violations.
· Minor concrete, masonry, roofing, fencing and signage repairs as required.
· Participate in a standby emergency schedule for evening, weekend, and holiday coverage with the maximum response time being one-half hour from time call is received.
· Assist the Resident Services Technician IV with inventory control and utilization of maintenance materials.
· Assist in keeping storage/maintenance shop facilities and equipment clean and in orderly working condition.
· Complete work orders within 24 hours unless otherwise stipulated.
· Assist the Resident Services Technician IV in scheduling annual apartment inspections.
· Assist in the scheduling and turning of apartments prior to resident occupancy.
· Assist in keeping accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, and purchase orders under the direction of the Resident Services Technician IV.
· Assist in performing scheduled maintenance on all equipment based on the manufacturers' recommendations and operating manuals as required.
· Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed and as directed by the Resident Services Technician IV.
· Have knowledge of water and gas meter shutoffs, all apartment and fixture shutoffs, and sewer cleanouts.
· Have constant knowledge regarding contracts and suppliers, their services and goods.

· Assist in apartment check-in and checkout inspections.
· Must be conscious of a safe work environment.
· Must posses a valid California Driver's License and automobile insurance in order to drive company vehicles.
· Must have home telephone and inform supervisor of current phone number.
· Must attend Company sponsored events and training that relate to the development of the team as directed.
· Must be able to read and speak English or read and speak English and Spanish, as appropriate to the resident base, in order to effectuate communication between the Resident Services Technician and residents as well as between Resident Services Technician and co-workers and supervisors.


Knowledge, Skills and Abilities:

The Resident Services Technician - Level III should have the following minimal knowledge, skills and abilities:

· 2 or more years of recent experience in resident services and maintenance or related field.
· Duties and tasks are frequently non-routine. Must be able to resolve most questions and problems, and refer only the most complex issues to higher levels.
· Works under minimal supervision. Must be able to periodically assist in orienting and training lower level employees.
· Ability to work with and understand persons of all ethnic and family backgrounds
· High school education or equivalent.
· Must demonstrate initiative, professionalism, integrity and exercise confidentiality in all areas of performance.
· Maintain work pace appropriate to given workload.
· Perform simple and varied tasks.
· Relate to others beyond giving and receiving instructions.
